BEYOND THE LEAF

Ask a specifier or installer for a door’s fire rating should be and they’ll answer without hesitation. Ask what’s holding that rating together, and the conversation often gets more vague. Closers, coordinators, intumescent seals, door holders and fire bolts are just some examples of the hardware that makes a fire rating meaningful in practice. However, hardware tends to get treated as an afterthought on the spec sheet.

Hardware is not an optional extra

A fire door’s certification covers the whole tested assembly, not the leaf in isolation. Each piece of hardware has a specific job within that assembly: closers ensure the door shuts fully and reliably every time; coordinators sequence double doors so they close in the correct order; intumescent seals sit dormant until heat triggers them to expand, sealing the gap against smoke and flame; door holders keep doors open safely in daily use, releasing them the moment a fire alarm activates.

Miss any of the required components, mismatch it, or let it degrade unnoticed, and the assembly’s real-world performance can fall well short of its rating.

Each of these looks like nothing from a glance in a corridor: a coordinator left off a double door because the leaves “shut fine anyway,” an intumescent seal painted over during redecoration, a closer left unadjusted after months of use so the door no longer latches. However, each one is a doorset performing differently to how it was tested and certified.

Why this matters

Under current fire safety and Building Safety Act expectations, responsible persons are increasingly required to evidence not just that a door is fire-resisting, but that it is fit for purpose, including that components are compatible. This is information a specifier or installer needs to be able to hand over to the responsible person, component by component, when asked.

Practically, this means hardware selection belongs in the fire strategy conversation from the start, not bolted on once the door itself is chosen. It means checking that every component is suitable and can be used as part of a compatible, tested assembly, not simply rated individually and assumed to work together.

A competency problem, not just a component one

Most hardware failures we’ve described here aren’t product failures. They’re competency gaps: someone fitting, specifying, or maintaining a component without fully understanding its purpose.

Before the next fire door specification:

  • Treat hardware selection as part of the fire strategy.
  • Confirm every component is suitable for the intended application.
  • Check that all operational functions of the door are considered (such as sequential closing for double doors) and ensure the specification reflects the use of the door.
  • Obtain supporting evidence for every component and installation instructions.
